Radon is a naturally occurring, radioactive gas produced by the decay of uranium in soil and rock. It’s colorless, odorless, and tasteless—completely undetectable without testing. It seeps up from the ground and can accumulate to dangerous levels inside buildings, particularly in basements and lower floors with poor ventilation. Radon is the second leading cause of lung cancer in the United States (after smoking).

Mold is a type of fungus that grows in mulicellular filaments called hyphae. It thrives in damp, warm, poorly ventilated environments and reproduces by releasing microscopic spores into the air. mold can grow on virtually any organic surface—wood, drywall, carpet, insulation—and can spread rapidly once established. It commonly appears after water intrusion, flooding, or persistent humidity. Health effects range from minor irritation to serious respiratory issues.
